Time to make your “laundry list” of wants and needs for the project. What are the things you can’t live without? We will also discuss budget and timeframe to make sure everyone involved clearly understands the scope of work. If you have a contractor determined, we will keep them involved. If you don’t have a contractor, we can recommend one!

This is when you start seeing your project come to life. Ideas are put to paper and transformed into drawings. You are involved every step of the way as we make adjustments until we reach an approved site plan, floor plan & exterior elevation.

Design Development

CD's are prepared once all of the design decisions are made and approved by the client. These are the drawings that will be submitted to your city for permit approval and include the architectural drawings, structural engineering and Title 24 calculations. You will use this set to get a more accurate projection of construction costs.

Construction Documents

You decide the level of involvement that meets your needs. Our standard contract includes availability by phone, fax or email regarding questions or clarifications on the plans. We can provide regular site visits or full service construction management as an option. This allows us to provide expertise on the job site, monitoring workmanship, and helping to assure that the project is built as designed.

Construction Management

The first step is a no-cost consultation (depending on your location). This is a chance for you to explain your vision and goals for the project. Most of the time, the meeting is held at the project site. This gives us a chance to visually recognize any natural enhancements we want to incorporate or note any challenges we might face.
